Published numbers are a method, never an offer
Every hour, rate and band on this site is modelled output. We expose the arithmetic underneath it because a buyer who cannot audit a number cannot judge it — but exposing the arithmetic does not convert an illustration into a quote, and it is not intended to.
Pricing a store requires somebody to walk it and count what is inside. A figure binds us when it appears in a written proposal carrying both signatures. It does not bind us because it appeared on a web page next to a building that resembled yours.
How to read the regulatory pages
Service bay drains and insurance and keys quote federal regulation, a standard ISO policy form and reported decisions, each with a citation so you can open the source and disagree with our reading of it. Their purpose is to put better questions in your hands before you sit down with a bidder.
Neither page is legal, environmental or insurance advice. Several states regulate these wells more tightly than the federal floor, and insurance coverage is decided by the wording of your policy rather than by the wording of a form we quoted. A compliance opinion on your building comes from your own consultant, broker or counsel — not from us.
Find a mistake in any of it and tell us. It gets corrected, and the page says what changed.
Where the outside data comes from
Task and tool production rates come from published industry time tables whose provenance is traced on the production rates page, including the places where that provenance is weaker than this industry usually admits. The hourly band is derived from the US Bureau of Labor Statistics producer price index for janitorial services. Regulatory wording comes from the Code of Federal Regulations and the Federal Register.
Using the form
Send figures you believe to be right; a scope built on the wrong square footage wastes your time before it wastes ours. Automated submission is not permitted and the endpoint accepts five per address per hour. A submission obliges neither side to anything and creates no contract. The handling of what you send is set out in the privacy policy.
Partner contractors
Submitting the partner form is an application and nothing more. Insurance, workers compensation and background screening are verified before any work is placed, and we may decline without explaining why. When a partner delivers the work, your contract is still with us alone and the obligation to perform stays ours.
The limits of what we promise
This site is kept accurate and errors are corrected as they surface, but no figure is warranted to be current and the site is not warranted to be available. To the extent the law permits, our liability arising from use of this website is capped at what you have paid to use it, which is nothing. That cap has no effect on a signed services contract and does not touch any liability that cannot lawfully be capped.
The writing and the model
The prose, the scoping model and the design of these pages are ours. Cite them, quote them and link to them without asking. What is not on offer is republishing pages wholesale or presenting the method as your own work. The government data underneath belongs to no one — take it.
